We’re a property consultancy working with homeowners, landlords, investors and homebuyers offering an alternative to traditional property agency.

Our Founder

With over 17 years experience in the property industry, there’s not a lot Mark doesn’t know about the residential property world.

Starting his property career as a trainee lettings negotiator back in 2005, following 5 years in direct sales (including telesales & recruitment). He then spent the next 9 years working his way up the career ladder gaining experience across all residential disciplines (including sales, lettings, property management, auctions and refurbishment project management).

Mark launched his property consultancy in 2014 offering homeowners an alternative solution to traditional estate agency.

Now Mark and the team offer a variety of different buying and selling solutions depending on your needs.

As consultants we’re only interested in finding the best solution for you to achieve the best price for your property. This could involve “creative” solutions that allow us to work with you to get the best price. 

If your property will sell well on the open market then an estate agent is the path for you.

If there’s anything that might hinder you getting the best price (i.e. condition, location, structural issues, incorrect planning / building regulations etc) then it’s certainly worth us having a chat.

Not only are we property consultants, we’re investors as well which means there’s always a chance we’ll buy your property ourselves. 

Absolutely not! It’s the last thing we’re here to do.

We’re here to ensure you achieve the best outcome for your situation.

We’re here to help, NOT take advantage!

Selling isn’t always the best option for you, depending on your situation. 

We can “joint venture” with you to increase the value of your property so you achieve more for it. 

We can also take over responsibility of your property to remove the financial burden it may be causing. 

There are a lot of things we can do to help so why not give us a call and see what your options are. 

We’re based and operate in  North Yorkshire , England. We cover everywhere from Harrogate to Scarborough and York to Middlesbrough. 

We also work with partners based around England so let us know where your property is and we can let you know who to speak with. 

Generally there are no selling fees associated with our services as we charge the buyers (unless we buy ourselves of course). 

There may be fees associated with our “creative” solutions but these would be discussed in advance of any work being carried out. 


Our property buying service is only available to you if you’re looking at properties over £500,000

The property buying service is for people who are looking to purchase a home to move into or who are looking for a country retreat / holiday home in North Yorkshire. 

We will have an initial conversation around what type of property you’re looking for, the “must haves” and the “good to haves” and ideal locations you’re looking in. 

We then create a shortlist of suitable properties after viewing ourselves and arrange a viewing tour of these when suitable. 

We then handle the buying process from start to finish including offers, progression and will even collect keys on completion day if required. 

There is a £5000+VAT fee for our property buying service. 

A non-refundable first payment of £1000+VAT is payable on instruction and the balance is payable on completion. 

If you find a property yourselves there would be no additional fees to pay. 


Absolutely! We love portfolios. 

We can arrange the sale of your portfolio as a whole, in parts or even consult with you regarding more creative structures to maximise your returns. 

Of course. 

We will require additional information regarding the tenancies to ensure there are no potential “banana skins” in the future but in principle, we have no issues with tenants in situ.

We do not currently offer a lettings & property management service, however we do work with selected partners who may be able to help you.


More often than not, creative solutions can resolve the property “challenges” you’re having and usually generate more profit in your pocket as well! 


Not only do we offer this, it’s one of our favourite things to do. 

We’ll discuss with you what you’re looking to achieve with your property portfolio and discuss various options before going out and finding deals for you. 

Whether you’re looking to buy single lets, HMOs or a mixture of both, we’re here to help! 

We charge an up front, non refundable registration fee of £1000+VAT to join our portfolio building service. 

We then charge an additional fee on completion of each deal we source for you which will vary depending on the deal type (subject to a minimum fee of £2ooo+VAT)

From single let terraces and 5+ bed HMOs to flips and holiday cottages we can help source them for you. 

Leveraging our local knowledge and contacts we know where to look for both on and off market deals. 

We cover the North Yorkshire area.

We currently only offer a refurbishment project management service for properties we source for clients. 

We do not currently offer a lettings & property management service, however we do work with selected partners who may be able to help you.
